Pavers

Settled pavers at a community entry

A curved paver walk through landscaping at a Central Florida property.

Pavers at an entry settle for different reasons than a concrete sidewalk panel. The repair is a reset or a replacement, not a grind.

Precision Concrete & Construction resets and replaces pavers for HOA management companies and licensed community association managers in Orange, Seminole, Brevard, Volusia, Osceola, and Lake counties. A lip at the community entry, the crosswalk, or the monument is a trip hazard. Residents feel it with a suitcase. A board member feels it on the way into a meeting. It is the same kind of problem as a raised sidewalk joint, and it is not the same repair.

Pavers sink when the sand washes out, when a root lifts one side, or when the base under them was never solid. Water from irrigation and afternoon storms finds the joint and carries the bedding away. What is left is a rocking paver or a low spot that holds a puddle at the front door of the neighborhood. Grinding is for concrete. It does not put a paver back where it belongs.

Reset, replace, or fix the grade

Precision Concrete & Construction resets pavers that can be saved and replaces pavers that are broken, and it adjusts the grade where roots have lifted the walk. Those are different lines. A manager who sends photos of the entry, the crosswalk, and the monument lets Nikki Mejia see which one she is walking into. The street name and a house number, or the monument name, are enough to start.

If a landscape crew is already contracted to cut roots, say so. A reset on top of a root that is still growing is a repair the board will look at again. If the edging has opened and the field is spreading toward the grass, that belongs on the same visit. It is not a separate mystery for next year’s budget.

What this is not

This is not the sidewalk trip-hazard guide. That page is concrete panels and a stump grinder. This is not a price list, and it is not a promise that every settled paver can be picked up and set back. Broken pavers, a base that has failed, and a walk that now slopes into a building are replacement and grade questions. Nikki walks the property and writes the scope on Precision Concrete & Construction paper so the board can vote on a line it can see.
