What to send

Community name, the management company, a phone number, and the county. Then the list itself: the street or building, what is wrong, and a photo. A side photo shows the height of a sidewalk lip. A wide photo shows a missing grate, a worn detectable-warning panel, or the wall that needs paint.

Name the repair if you know it. A sidewalk lip of about a quarter inch to an inch is a grind. Past about an inch, or a panel that rocks, the slab comes out. A detectable warning, a settled drain inlet, and a repaint can sit on the same list. Separate lines let the board approve the walking-route work now and schedule paint when the color is chosen. If a previous vendor already ground some joints, say which ones so they are not priced again.

What comes back

One written estimate: each location, the method, the quantity, and the price. Landscape, irrigation, and a paint color the board has not picked are called out, so they do not show up as a surprise on the first day. After the vote, the work is scheduled, and the crew tells the manager when a walk can reopen.
